Epoxy flooring has transformed industrial and commercial spaces across India. Walk into any modern warehouse, pharmaceutical plant, hospital corridor, or commercial kitchen and you'll likely find an epoxy floor beneath your feet. But what exactly is epoxy flooring, what types are available, and how is it applied? This guide answers all of that.

Types of Epoxy Flooring Systems

Epoxy Floor Coating (0.3–0.5mm)

Light-duty areas

Best for: Light-duty areas: parking, light warehouses, retail floors

Products: Fosroc Nitoflor FC130, Sika Floor 161

Thin decorative coating — good for garage and light industrial floors. Not suitable for heavy forklift traffic.

Epoxy Self-Levelling (2–3mm)

Medium to heavy-duty

Best for: Medium to heavy-duty: warehouses, workshops, food plants, pharmaceutical

Products: Fosroc Nitoflor SL, Sika Floor 220 W, BASF Mastertop 1200

The most popular system. Flows to a smooth, level finish. Can incorporate decorative flakes.

Epoxy Mortar Screed (4–6mm)

Heavy-duty

Best for: Heavy-duty: logistics centres, forklift operations, chemical plants

Products: Fosroc Nitoflor FC140, Sika Floor 264

Thickest system. Maximum durability and impact resistance. Used where heavy machinery operates.

Anti-Static / ESD Epoxy

Electronics manufacturing, server rooms, defence

Best for: Electronics manufacturing, server rooms, defence

Products: Fosroc Nitoflor AS, Sika Floor ESD

Dissipates static electricity to protect sensitive equipment and personnel.

Polyurethane (PU) Flooring

Cold storage, food processing, areas with thermal shock

Best for: Cold storage, food processing, areas with thermal shock

Not epoxy, but often specified alongside. Better flexibility and UV resistance — for cold stores, outdoor parking, and areas with thermal cycling.

Application Process — Step by Step

1. Surface Preparation (Most Critical Step)

Grind the concrete substrate with a diamond grinder or shot blaster to open the pores and remove laitance, oil, paint and curing compounds. The concrete must be clean, sound and dry (moisture content below 5%). Bad surface prep = coating failure.

2. Repair Cracks and Holes

Fill all cracks and holes with epoxy repair mortar (Fosroc Nitomortar or Sika MonoTop). Allow to cure fully before proceeding.

3. Apply Primer Coat

Roll on an epoxy primer (Fosroc Nitoflor HS, Sika Floor 156) to penetrate and seal the substrate. This creates the bond between concrete and coating. Allow 8–16 hours to cure.

4. Apply the Base Coat

Mix the two-part epoxy (Part A + Part B) in the exact ratio. For self-levelling systems, pour and spread with a spiked roller to remove bubbles. Work in strips.

5. Add Colour Flakes (if specified)

Broadcast decorative vinyl flakes into the wet base coat. Allow to cure, then scrape excess and apply clear topcoat.

6. Apply Topcoat

A clear polyurethane or epoxy sealer protects the colour layer, adds gloss and provides UV resistance. Apply one or two coats.

7. Cure Time

Full foot-traffic cure: 24 hours. Vehicle traffic: 72 hours. Chemical resistance: 7 days. Avoid washing the floor for the first 48 hours.

Common Failure Causes

⚠ Moisture in substrate

Epoxy is moisture-sensitive. Applying on a damp concrete or new slab (less than 28 days old) leads to bubbling and delamination. Test with a plastic sheet taped to floor — if moisture forms, wait.

⚠ Wrong product for application

Using a light floor coating in a heavy forklift zone. Always match the system to the expected traffic load.

⚠ Incorrect mix ratio

Epoxy is a 2-part system. Wrong A:B ratio results in a product that never fully cures or remains tacky. Use calibrated containers.

⚠ Application in direct sunlight / high temperature

Epoxy cures too fast in high temperatures, leading to roller marks, brush marks and blushing. Work in shade, early morning if possible. Ideal application temperature: 10–35°C.
