Top 10 Waterproofing Tips for Monsoon Season

Monsoon season is the true test of a building's waterproofing. Leaking roofs, seeping basement walls, and damp bathroom floors are the most common complaints after the rains. The good news: most water infiltration problems can be prevented with the right products and application — done before the monsoon arrives.

1. Inspect Your Roof Before the Rains

Walk your roof in late April or May. Look for hairline cracks, open joints at parapets, damaged existing waterproofing, or areas where water is ponding. Map every crack — these are your priority repair areas. Use Dr. Fixit Crack X Paste or Fosroc Nitoseal MS600 to seal cracks before applying a coating.

2. Use Elastomeric Coatings for Existing Roofs

For existing roofs, elastomeric coatings like Dr. Fixit Raincoat, Fosroc Brushbond RFXor Sika Igolflex NT are best. They bridge small cracks, remain flexible through temperature cycles, and bond well to concrete and brick. Apply two coats with a fibre mesh embedded in the first coat for cracks.

3. Fix the Parapet-to-Roof Junction First

The most common leak point is not the middle of the roof — it's the junction between the roof slab and the parapet wall. Apply a cove fillet using Fosroc Nitomortar repair mortar, let it cure, then coat continuously from parapet down to roof with 100mm overlap on both sides.

4. Waterproof Bathrooms Below the Tiles

Tile grout alone is not waterproof. For bathrooms, apply Dr. Fixit Pidifin 2K or MYK Laticrete Hydro Ban as a membrane below the tiles — on the floor and up to 300mm on walls. Pay special attention to corners, pipe penetrations and floor trap areas where movement and stress concentrate.

5. Treat Your Water Tank Annually

Overhead and underground water tanks develop cracks over time. Drain the tank in summer, inspect for cracks, apply Dr. Fixit WaterTank Coat or Sika Top Seal-107 (both non-toxic and potable-water-safe). Apply two coats, allow full cure before refilling.

6. Protect External Walls from Rain Penetration

External walls can absorb rainwater, causing efflorescence, paint peeling and internal dampness. Apply a breathable elastomeric waterproofing paint like Fosroc Dekguard Elastic or Sika Elastic Wall — these allow moisture vapour to escape while blocking liquid water.

7. Seal All Expansion Joints

Expansion joints between adjoining structures are a major water entry route. Remove old failed sealant, clean the joint thoroughly, apply a backer rod, then seal with Fosroc Thioflex 600 (polysulphide) or Sika Flex Pro-3i (polyurethane). These remain flexible and accommodate movement.

8. Use Integral Waterproofing in New Concrete

For new construction — roof slabs, basement walls, water tanks — add an integral waterproofing compound to the concrete mix. Fosroc Conplast WL Xtra, Dr. Fixit LW+ or Penetron ADMIX reduce permeability at the concrete level, providing built-in water resistance.

9. Address Basement Dampness with Negative-Side Waterproofing

If your basement is already built and damp, you need negative-side waterproofing. Sika Top Seal-107or Fosroc Dekguard W applied on the internal face can hold back water pressure from the positive side. For severe cases, injection grouting with Sika Injection-451 to seal active cracks first.

10. Don't Skip Surface Preparation

No waterproofing will work on a dirty, loose, oily or wet surface. This is the most common cause of coating failure. Scrub clean all surfaces, repair all cracks and honeycombs, prime with a bonding agent (Fosroc Nitobond EP or Sika Primer MB), and ensure the surface is damp-not-wet before applying a cementitious waterproofing coat.
